Duties Amy performs for Listing Agents:

  • Obtain and review the offer to purchase agreement as negotiated between the buyer and seller. Ensure that all parties  have signed and initialed the Contract, Addenda and Counter Offers.
  • Forward the contract to escrow and obtain an escrow number.
  • Start up the transaction with a Cover Sheet and Transaction Contract Sheet, assembling all documents, setting up time lines and activities on a spreadsheet calendar. Agent will be constantly informed on the escrow progress.
  • Order the NHD report and order the home warranty (if seller’s choice in contract).  Distribute to all parties involved.
  • Prepare the Seller Disclosure Package for Seller to complete. Review for completeness upon the return by Seller. Add in the buyer specific disclosures to the package and send off to the buyers agent. Once returned, review again for completeness.
  • Request the buyer’s agent to order a home inspection, or else provide a waiver if one is not desired.
  • Prepare Listing Agent’s Visual Inspection, and request the buyer’s agent to conduct an Agent’s Visual Inspection required per California Civil Code 2079
  • Keep you informed regularly during the transaction regarding the progress of the escrow, and if any issues need to be addressed.
  • Follow up on Request for Repairs from buyers agent, or else provide a waiver if none are desired.
  • Review the draft escrow instructions, commission instructions, title report and amendments.
  • Follow up on missing paperwork from both the listing and selling agent.
  • Request the buyer’s agent to conduct a final walk through, or else provide a waiver if one is not desired.
  • Prior to closing review entire file to ensure that all required disclosures, inspections and escrow paperwork is intact.
  • After closing, compile the file, and deliver copies to the Agent.

Duties Amy performs for Buyers Agent’s:

  • Start up the transaction inputting into the Cover Sheet and Transaction Contract Sheet, setting up time lines and activities on a spreadsheet calendar. Agents will be constantly informed on the escrow progress.
  • Order the home warranty (if buyer’s choice in contract).  Distribute to all parties involved.
  • Send a list of required disclosures to the listing agent. Once disclosures come in, review for completeness.
  • Prepare the buyers disclosure package by combining the seller’s disclosures along with the buyer specific disclosures. Once received back, review for completeness.
  • Provide a home inspection waiver if an inspection is not desired.
  • Prepare Buyer’s Agent’s Visual Inspection, and request the listing agent to conduct an Agent’s Visual Inspection required per California Civil Code 2079
  • Follow up with the listing agent about the seller’s response to the Request for Repairs, or else provide a waiver for the buyer to sign if none are desired.
  • Review the draft escrow instructions, commission instructions, title report and amendments.
  • Follow up weekly on missing paperwork from both the listing and buyers agent.
  • Prepare a final walk through, or else prepare a waiver if one is not desired.
